I know I shouldn't pay this much for an online who made himself as a guru!!! Idid because I had hope. :(
On October 29, 2025, I enrolled in Karim Naoum’s Section 8 real estate training program and paid $7,500 (later totaling $10,600 including additional required fees). Karim personally assured me that the program would provide full, start-to-finish guidance — from identifying properties, securing financing, and placing tenants. I was told that “everything was set up” and that his team would help me scale my business.
During our meeting, he requested my credit card information and stated it was only for verification purposes. He specifically said nothing would be charged until a credit company contacted me. Despite this representation, my personal credit card was immediately charged without my authorization. I had clearly stated that any charges should be made to my business card. After enrollment, I was directed to lenders his team “had lined up.” The first lender turned out to be a broker requesting an additional $10,000 fee to locate financing. Another lender offered unusually high interest rates, which forced me to search for financing independently.
The program also promised a team to assist in locating Section 8 properties. Despite repeated calls, emails, and text messages, I received little to no meaningful assistance. As of March 3, 2026, no properties have been identified, no tenants have been placed, and no measurable progress has been made. Communication became significantly slower after payment was made. Attempts to schedule calls were delayed or ignored. The program’s member group does not allow participants to communicate with each other. When asked why, I was told it was to prevent “confusion.” This structure prevents members from sharing experiences or verifying representations made during enrollment.
I also observed complaints within the group that were quickly removed. I was unable to contact those individuals before their messages disappeared. Based on my experience and the consistent pattern of unmet promises, unauthorized billing, lack of delivery, and limited transparency, I believe I was misled.
I emailed and messaged him asking for a refund. And of course he didn't respond.
If others have had similar experiences and are seeking resolution or refunds, I encourage them to pursue appropriate legal and regulatory remedies. I am currently taking formal legal action to recover my funds.
